Seattle estate sale services

You lost someone you love.

Let us handle what comes next.

Settling an estate is one of those things nobody prepares you for. The house, the belongings, the paperwork, the pressure… it all lands at once. Rain City Estate Sales takes the entire process off your plate so you can focus on your family, not logistics.

We understand

This wasn’t supposed to be your job.

You’ve been named executor, or you’re the family member who stepped up. Either way, you’re now responsible for a house full of belongings that need to be sorted, valued, and sold. You may not live nearby. You may not know what anything is worth. And you’re doing all of this while grieving.

Most people start by Googling “estate sales near me” and quickly realize they have no idea what to look for. What’s the difference between an estate sale company and an auction house? Should you do a garage sale? Donate everything? How do you even know if you’re in good hands?

That’s exactly where we come in.

How it works

We handle everything. You focus on family.

From our first conversation to your final deposit, here’s exactly what happens:

1

Free In-Home Consultation

We meet at the home — in person or virtually — to walk through everything together. We’ll assess what’s there, answer your questions, and give you a clear picture of what to expect. No obligation. No pressure. Just honest answers from someone who does this every week.

2

Research & Due Diligence

Our team goes through every item in the home. We research current market values, identify anything of particular worth, and make sure nothing gets overlooked, from the obvious antiques to the things most people would toss in a donation pile without realizing their value.

3

Photography & Cataloging

We come on-site to organize, photograph, and catalog every auction item with care. Your belongings are presented professionally to thousands of motivated buyers, not just here in the Seattle area, but all across the country.

4

Online Auction Goes Live

Your auction runs for 7–10 days, reaching thousands of registered bidders. You don’t need to do a thing, we handle all buyer questions, bidding, and communications. No strangers walking through the home. No weekend garage sale chaos.

5

Scheduled Pickup Day

Winning bidders come during a structured pickup window. Our team is on-site to manage every handoff. The home is cleared efficiently, respectfully, and on your schedule.

6

Payment & Next Steps

Within about a week of pick-ups, proceeds are sent to you along with a detailed accounting. Then, if needed, we can begin preparations for selling the property: One Call. One Team. One Turnkey Solution.

Seattle’s Estate Sale Experts

Meet Vanessa. She’ll be with you the whole way.

When Vanessa Mefferd picks up your call, the first thing she’ll want to know is your situation, not your square footage. As Estate Sale Manager, she personally guides every Seattle and Eastside family through the process, from that overwhelming first conversation to the final deposit.

Vanessa came to estate sales from a career in event coordination and customer service, and it shows. She brings calm, structured energy to what is often one of the most stressful seasons of a family’s life. She knows that behind every estate sale is a real story, a parent’s lifetime of collecting, a family home that raised kids and held holidays, a chapter that deserves to close with dignity.

You won’t be handed off to a stranger. You won’t chase down five different vendors. From your first conversation to your last check, Vanessa and the Rain City team handle everything.

No surprises. Ever.

We communicate every step of the way. You’ll always know exactly where things stand and what’s happening next. Our team values strong communication and transparency.

Nothing gets overlooked.

We research and price every single item. Our team knows what things are worth in the Seattle market, from mid-century furniture to everyday kitchen goods. Every item is thoroughly researched and nothing gets overlooked.

Done in weeks, not months.

Our online auction model means your sale is complete in about 3 weeks. No months of weekend garage sales. No Craigslist listings. Just a clean, efficient process that respects your time and allows you to maximize value.

Local knowledge matters.

We’re not a national franchise. We live and work in Seattle, Bellevue, Kirkland, Mercer Island, and greater King County. We know the neighborhoods, the buyers, and the values. That local expertise directly benefits your bottom line.

What happens after the estate sale

The estate sale is just the beginning. Here’s what comes next.

Here’s what most estate sale companies won’t tell you: selling the contents is only one piece of settling an estate. There’s still the house, and it very likely needs work before it can sell. That means coordinating contractors, finding a Realtor, managing timelines, and hoping everyone communicates with each other.

Or, you could make ONE call.

Rain City Estate Sales is part of the JanusGroup — four Seattle companies that work together so you don’t have to coordinate any of it.

The Three Stages

Stage 1: Sell the contents

Rain City Estate Sales

Everything inside the home; furniture, collectibles, kitchenware, tools, art, jewelry. is researched, cataloged, and sold through our online auction to thousands buyers, not only here in the PNW, but across the country. The home is cleared and ready for what comes next.

Stage 2: Prepare the home

JG Design Solutions

Deferred maintenance? Outdated finishes? Our remodeling team handles repairs, updates, and staging prep. They already know the home because they’ve been working alongside our estate sale team from the start. Every dollar spent on prep is targeted at maximizing the home’s sale price.

Stage 3: Sell the property

JanusGroup Real Estate Services

Once the home is cleared and prepped, our real estate team lists and sells the property. They already know the home’s condition, its history, and what’s been done to it, because they’ve been part of the conversation from day one. No starting over with a new agent. No repeating your story. Just a fast, informed sale that maximizes the return for the estate and the family.

The Difference

One team. One timeline. One point of contact.

Most families settling an estate end up juggling three or four different companies that don’t talk to each other. With the JanusGroup, every stage, from the estate sale to the listing prep to marketing the home sale, is all coordinated by people who already know the home and, more importantly, you and your situation. That means less chance for delays or surprises, and it also means more money back to the estate.

Frequently Asked Questions

Everything you’re wondering about Seattle estate sales.

Do I need to clean out or organize anything before you arrive?

No, and this is important. Please do not throw anything away, donate items, or clean up before we arrive. What looks like clutter to you may have real value. We’ve seen items worth hundreds or thousands of dollars nearly discarded. Leave everything in place and let us assess it first. That’s our job.

What if I'm the executor but I don't live in Seattle?

We work with out-of-state executors regularly. Vanessa can walk through the home via video call, handle everything on-site, and keep you updated at every step. You don’t need to be here, we’ll be your boots on the ground.

How is an online auction different from a traditional estate sale?

A traditional estate sale brings strangers through the home over a weekend. Our online auction runs for 7–10 days, reaches thousands of registered buyers nationwide, and there’s no foot traffic through the property. It’s more private, more efficient, and typically brings higher prices because of the larger buyer pool.

How much does Rain City Estate Sales charge?

We work on commission, there’s no upfront cost to you. Our fee comes out of the sale proceeds, which means we’re motivated to get the best possible prices for your belongings. We’ll walk you through the exact numbers during your free consultation.

What happens to items that don't sell?

We’ll discuss your preferences before the sale begins. Options include donation to local charities (we handle the coordination), inclusion in a future auction, or removal as part of the cleanout. Nothing leaves the home without a plan you’ve approved.

Can you help with the house itself, not just the contents?

Yes. Rain City Estate Sales is part of the JanusGroup, which includes JG Design Solutions (remodeling and home prep) and JanusGroup real estate. We can handle the estate sale, prepare the home for market, and sell the property, all coordinated by one team. This is one of the biggest things that sets us apart.

How long does the whole process take?

The estate sale itself is typically complete in 21–24 days from start to finish. If you also need home prep and a property sale, the full timeline depends on the scope of work, but because our companies work together, it’s significantly faster than coordinating separate vendors.

What areas do you serve?

We serve Seattle, Bellevue, Kirkland, Mercer Island, Redmond, Woodinville, Issaquah, Burien, Renton, Maple Valley, and communities throughout King County and the Eastside.
