Do I need to clean out or organize anything before you arrive?

No, and this is important. Please do not throw anything away, donate items, or clean up before we arrive. What looks like clutter to you may have real value. We’ve seen items worth hundreds or thousands of dollars nearly discarded. Leave everything in place and let us assess it first. Our job is to handle all of that.

How much does Rain City Estate Sales charge?

We work on a commission basis. We earn a percentage of the total sale proceeds. There are no upfront fees. This means our incentives are completely aligned with yours: the more your items sell for, the more we both benefit. We’ll discuss the commission structure during your free consultation.

How long does the whole process take?

From your initial consultation to the final deposit, most estate sales are complete in three to four weeks. The auction itself runs seven to 10 days, and proceeds are deposited within ten business days after pickup day. We’ll provide you with a specific timeline during your consultation based on your situation and our availability.

What if I'm the executor of an estate and I'm not local?

We work with out-of-town executors regularly. We can and will conduct the initial consultation virtually, manage the entire process on-site, and keep you informed at every step. You don’t need to be in Seattle to work with us, many of our clients coordinate everything remotely.

What happens to items that don't sell?

We’ll discuss options with you in advance. Unsold items can be donated to local charities, coordinated for removal through our cleanout partners, or handled according to your preferences. We have relationships with donation organizations and cleanout crews, so you don’t have to find those yourself.

Do you handle the home sale too?

Yes, this is one of our key differentiators. If there is a home to be sold, our in-house real estate team, the JanusGroup, will seamlessly handle the sale. The JanusGroup has been helping Seattle area homeowners buy and sell real estate since 2005.

How is an online auction different from a traditional estate sale?

A traditional estate sale brings buyers physically to the home over a weekend. Our online auction model reaches thousands of buyers nationwide over 7 to 10 days.
