Photography & Cataloging
We come on-site to organize, photograph, and catalog every auction item with care. Your belongings are presented professionally to thousands of motivated buyers not only across Seattle and the PNW, but all across the country.
Online Auction Goes Live
Your auction runs for about 10 days, reaching thousands of bidders. You don’t need to do a thing. And, your home stays private. No foot traffic, weekend open houses, and no managing offers. We handle all buyer questions and bidding.
Scheduled Pickup Day

We work on commission — there’s no upfront cost to you. Our fee comes out of the sale proceeds, which means we’re motivated to get the best possible prices for your belongings. We’ll walk you through the exact numbers during your free consultation.
What happens to items that don't sell?
We’ll discuss your preferences before the sale begins. Options include donation to local charities (we handle the coordination), inclusion in a future auction, or removal as part of the cleanout. Nothing leaves the home without a plan you’ve approved.
Can you help with the house itself — not just the contents?
Yes. Rain City Estate Sales is part of the JanusGroup, which includes JG Design Solutions (remodeling and home prep) and JanusGroup real estate. We can handle the estate sale, prepare the home for market, and sell the property — all coordinated by one team. This is one of the biggest things that sets us apart.
How long does the whole process take?
The estate sale itself is typically complete in 10–14 days from start to finish. If you also need home prep and a property sale, the full timeline depends on the scope of work — but because our companies work together, it’s significantly faster than coordinating separate vendors.
